I received this link to a video that my real estate broker had made of my house....busted my butt to get things cleaned up as the open house is this Sunday and I am very proud of how it came out!!!! PS Still working on the backyard...it's been raining a lot here and my pool guy is coming Saturday afternoon to clean it up a bit for the OH then he will close it up for the winter in 2 weeks...talk about down to the wire. My broker thinks the open house will be mobbed and they will be following the Covid rules....one person or family at a time, must register upon entering, use hand sanitizer, wear booties over their shoes, gloves on hands (all provided by the R.E. broker). In the past, I would have been smoking like a fiend out on the patio....but now? I just concentrated on getting rid of stuff I don't really need anymore and enjoying the time I have left here before I move on to my new location! 😷

October 18, 20205 yr @Rozuki your house is beautiful. Did you do the decorating and updating? I can't help but think your home is older, as it only has a single car garage. I also love that bathroom. I would be so tempted if we were a little younger. I am sure itt will sell in an instant.
October 18, 20205 yr Wow, what a gorgeous house @Rozuki! It should sell quickly! I don't know about your area but where I am, the housing market is hot, hot, hot due to a lack of inventory. We just sold the house of a relative for whom I am the POA and it sold at our first open house. We didn't even have it on the MLS yet.
October 19, 20205 yr Author Thanks, all, for your comments! My husband and I bought the house in Nov '05 from the original owners. It was built in 1964 and they added some updates in the mid '70s. By the time I bought it, it needed some serious work. So we moved in and lived there for 6 months and decided to go for it and did a gut renovation. Moved in with my Mom for 6 months during the reno... Three years later and the real estate crash of '07/08 was underway and hubby decided he wanted to move on from me and the house. I knew we were at least $150k "underwater" because of all we had invested in buying the house and with the reno and would lose big-time if we tried to sell it (I was a former real estate agent so you can imagine what this was doing to me and my ego...esp since we had sold our first home for a nice profit which we put into moving into this larger house...we were moving on up!) He didn't seem to care. I then went through 7 months of hell to get a loan modification on the mortgage from the bank - I luckily found out about a support group online for people in same situation I was in and through them found out about a non-profit that was helping people get the loan mods! Yay for online support groups!!!! In 2009, I got my mortgage modified down to 2% from the original 6.5%!!!! This would enable me to afford to stay in the house (with the 3 dogs and my birds) on my salary alone and hubby could go on his care-free merry way. 😠 I had it put into the divorce paperwork that I alone would continue to pay the mortgage and when it came time to sell it, I would keep any profit from the sale (if there was any!) I have lived in this house and done all maintenance and upkeep for the last 11 years and it wasn't easy at times, by any means. My family and friends were always amazed how I did it. I used to say I just wanted to break even when I sell and resigned myself to having to live in a small apartment when the time to leave came but secretly, I hoped I would at least walk away with some $. Well, the Open House was today and people were lining up a 1/2 hour before it started...they were halfway down the street! My agent just called me and there are 9 offers on the table and all are pre-approved. 8 of the offers were at or above full asking price!!! Everyone loved my house....the design of it, the feeling they got when walking through it, the backyard....etc.....made me feel good, I must admit. I have another showing tomorrow at 5 pm for someone who couldn't make it to the OH and then my R.E broker will be doing a "best and final" at which time I will review all the offers. Amazing....I should do a bit better than "breaking even"! 😉 PS. My new guy is thrilled for me and is willing to fly up here whenever I ask, to help me with the packing/moving, holding my hand at the closing table, driving my stuff down to his house in NC...whatever I need! He has done so much for me already.....did I tell you he renovated my basement and garage by himself this summer because I told him that was holding me back from putting house on the market???? Of course, I bought all the materials needed but he provided me free labor! He can do anything from carpentry, electric, hanging sheetrock, painting....and is a darn good bluegrass musician, too! Plays banjo, mostly, and also restores vintage Gibson banjos and guitars...*😘 The Universe acts in mysterious ways... *I mention this because I am a rock n roller and he is a bluegrasser...but we are good at compromising! So exciting and sounds like you'll be moving before the end of the year! I love bluegrass, growing up in Alabama we went to a lot of bluegrass festivals. So much fun, you'll love it I'm sure 😊

October 19, 20205 yr G’day covid19 does have its good effects. The real estate market has changed. Property for investment, renevations, speculation are not that popular here at the moment. A livable house are now being snaped up..... why? People want a Home. Recon your place ticks that box. Go well kido ....glad life is treating you well regards Chris
October 20, 20205 yr Author 12 solid offers....agent contacted all interested parties and we are doing a submit your "best and final offer" by 12 noon tomorrow and I will then select the lucky winner! Very exciting, although I will be sad to move on.....I put a lot of blood, sweat and tears into my home over the last 15 years...had some good gatherings of friends and family here too! 🤗

October 21, 20205 yr Author We have a winner! The winning offer came in at 51k over asking!!!! Definitely a crazy R.E. market here now...guess I timed it right. The buyers don't have a house to sell and would be happy to close quickly, if that is what I want. They really want my house! The house inspection will take place this Friday afternoon. Keeping my fingers crossed all goes well with that! 😷

May 6, 20215 yr Author Just wanted to give an update...I have been down here living in North Carolina w the BF since February (the house closing went smoothly!). His house here is lovely and the country setting is very peaceful. Right now he is playing a banjo he just restored and we packed up the camper and in the morning will be heading to a blue grass festival a few hours away for a few days. It will be my first time attending one! Bringing Panda along with us, it's his first time, too! 😉 Edited May 6, 20215 yr by Rozuki
May 6, 20215 yr I'm so jealous @Rozuki, they are so fun! We used to go to several every year when I lived in Alabama. And I even entered the Buck Dancing contests one year lol. We still have the hillbilly news article about it someplace😂 Have fun🤗🤗🤗
